FAQ

What is home staging?

If you’re planning to sell any item, you need to prep it for sale. Your house is no different.

Staging is the professional preparation of your home for sale. It’s the way a trained staging professional showcases each area (inside and outside) to highlight the best features of the property. Staging is the essential marketing ingredient to sell your home faster and/or for more money. Because the way you live in your home and the way you present and market your house for sale are two completely different things.

Surely only high-end homes should be staged?

Absolutely not. You have substantial equity in your home. It’s important to you that you get the highest possible price, regardless of the price range. The principles of professionally preparing a home for sale and showcasing the best features are the same whatever the listing price.

But what if my house is considered a “tear-down”?

It depends. If the house is outdated, but in good condition and livable, it may be wise to stage. Because you could widen your pool of potential buyers. Someone might choose to purchase the property and live in it themselves until they can afford to renovate. And an investor would recognize that s/he could get a return on the investment by renting the property with little to no additional effort until he/she is ready to tear-down.

Why professionally stage?

Most sellers know it’s important to declutter and clean. But that’s just the necessary prelude to preparing a home for sale. Professional staging transitions your personalized space into a “property for sale”. It helps ensure your house appeals to the majority of potential buyers – not just the people who share your interests and lifestyle. People only know what they see. And Buyers need to visualize themselves living there. An Accredited Staging Professional is trained and qualified to prepare your home for sale.

Can I do it myself?

Yes you can. But even if you do it yourself, it’s wise to get objective and professional advice on what to do. We all have emotional attachment to our homes and belongings. A two-hour staging consultation will give you detailed objective information on how to prepare each room and area of the property to appeal to potential buyers. Be sure to use a qualified Accredited Staging Professional.

When should I stage?

BEFORE the photographs are taken.

BEFORE the first viewing.

BEFORE your Open House.

Once your home is listed, your strongest market advantage is in the first couple of weeks. If you don’t stage because you want to “wait and see”, then you run a very real risk that your listing will become stale and languish on the market. You may even need to reduce your price! Ideally, your home should be staged before your Realtor evaluates your home and you agree on the listing price. Because it’s quite possible that your Realtor will price your home higher when they see the staged home.

But isn’t staging expensive?

Starting at just $275 plus tax for a Professional Home Staging Consultation, you’ll be surprised just how affordable it is. There are staging solutions to fit every budget. Staging is an investment in your home equity.
